Board Minutes – March 2025

CVNA March 10, 2025 Minutes 

February meeting cancelled: no quorum

Attendance: Missy Quinn, Melissa Reibe, Jessica Nichols, David McClain, Allison Worthen, Steve Scherrey, Terri Johnson, Karla Braswell, Jeannie Stroth (called in on phone)

Neighborhood members in attendance: none

-5:33pm called meeting to order

-No February minutes, January minutes approved: 1st David M 2nd Terri J

ACC: 

-Reminder that all projects/improvements need to go through the approval process with the ACC (email and/or go through website for contacting ACC)

-Ratify votes: John Marks approved: 1st Steve S 2nd David M; Beasley (paint darker green) approved: 1st Melissa R 2nd David M

-McMichael (5245 Baytown) wanting to add greenhouse-different roof and different color from main house: Declined approval based on neighborhood covenant

-Freyaldenhoven (4800 Bay Hill) fence repair exactly how it was: ACC will look into this

Treasurer Report

-looked at budget vs actual report from accountant

-100% annual dues have been collected

-pg 1 of 6 on General Ledger: Treasurer will follow-up with accountant: Dec 2, 2024 received $600 check labeled Bicker/Innovative; Davis on it

-pg 1 of 6 on General Ledger: Treasurer will follow-up with accountant: Dec 23, 2024 received $300 check labeled “membership dues deposit” 

-pg 2 of 6 on General Ledger: Treasurer double checked all Conway Corp payments: neighborhood uses all of them

Covenant violation:
-4125 Bay Hill Dr (painted driveway without approval)

-4675 Sawgrass Cv (Christmas décor-reindeer in yard) 2nd violation

Old Business:

Reminder that board members are required to attend 8 regularly scheduled meetings.

-Security camera updates: camera clarity is fantastic & live feed is great, need to add camera at Whistling Strait & Lands End – possible at same area of speed table

-Speeding issue update on Whistling Straits: working on speed table around the entrance of Lands End neighborhood and leaving Centennial neighborhood 

New Business:

-JohnMark Guerin: new board member, taking Skylar’s position, approval 1st Steve S 2nd David M

-Neighborhood Yard Sale: April 25-26 from 7am-12pm

-Neighborhood Social – Kona Ice: May 24th from 12pm-3pm

CVNA January 13, 2025 Minutes

-November minutes approved: 1st Jeannie 2nd Steve

ACC:

-Reminder that all projects/improvements need to go through the approval process with the ACC (email and/or go through website for contacting ACC)

Treasurer Report

-New accountant: providing extra details with additional information at same rate (renaming special projects to improvements, new move ins and annual dues, current balance in account $38K)

Covenant violation:
-5560 Lost Canyon Dr (pictures provided to board) yard and landscaping, still needing work!

Old Business:

Reminder that board members are required to attend 8 regularly scheduled meetings.

-Security camera updates: we will need new routers for new cameras sooner rather than later

-Speeding issue update on Whistling Straits: speed table will need 2/3 vote of area influenced, 5 signatures

New Business:

-Christmas lights need to be down and off

Board Minutes – November 2024

CVNA November 14, 2024 Minutes

-October minutes approved: 1st David 2nd Jeannie

ACC: 

None 

-Need to look at by-laws and possibly reforming the wording for outside paint, roofing, solar panels, etc.

Treasurer Report

-Annual Dues not collected: Barry Thomas $308.93 (includes a certified letter fee), Freddy & Caroline Davis $300, Jeremy & Dawn Bicker $300, Scott Taylor $300

-Collecting $10 late fee if these annual dues are not paid by Dec 1st

-Correction on report account transaction of $50 to Aaron Forrester

Covenant violation:
-5560 Lost Canyon Dr (pictures provided to board) yard and landscaping

Old Business:

Reminder that board members are required to attend 8 regularly scheduled meetings.

-Security camera updates: ICU Protection for ALL entrances got the bid, $9095 and with internet connections around $10K, approved 1st David, 2nd Jeannie

-Speeding issue update on Whistling Straits going into new neighborhood: speed table looks to be the best option

-Cutler Landscaping: fixed issues with sprinklers $500, winterizing & checking for other issues, getting quote for each entrance to have lighting, breaker boxes, etc.

-Christmas lights will be turned on the week of Thanksgiving. The individual neighborhood homes should follow this guideline of not having Christmas lights on until then.

Board Minutes – October 2024

CVNA October 14, 2024 Minutes

Neighborhood members in attendance: Fred & Vanesa Burton

-September minutes approved: 1st Melissa 2nd Terri

ACC: 

None

Treasurer Report

-95% of the annual dues have been collected at this point

Covenant violation:
-Burnt Pine (Election flag)

 

Old Business:

Reminder that board members are required to attend 8 regularly scheduled meetings.

-Security camera updates: getting quotes from Low Voltage and ICU Protection for ALL entrances

-Speeding issue update on Whistling Straits going into new neighborhood: multiple options (speed table, small roundabout, stop sign, flashing sign), when a decision is made on options the board will put in a request to the city and they will give the board a quote for the cost.

-Cutler Landscaping took over the account – doing good and they volunteered to clean up around the ponds. This is the responsibility of the Centennial Country Club

-Christmas lights will be turned on the week of Thanksgiving. The individual neighborhood homes should follow this guideline of not having Christmas lights on until then.

 

New Business:

-put into place a Welcoming Committee: 2 or more members of the neighborhood will get donations from local restaurants and put the donation with a welcome packet and deliver to new neighbors
