CVNA November 17, 2025 Minutes

-5:33pm called meeting to order

ACC: 

-Reminder that all projects/improvements need to go through the approval process with the ACC (email and/or go through website for contacting ACC)

Treasurer Report

-96% of annual dues have been collected, sending out 1 more notice to make payments then late fees will be added, 16 lots are outstanding on annual dues

-still resolving this issue: with accountant change, # of lots in neighborhood is off, researching discrepancies

-5 new move-ins

-cash in bank $65,800 / CD $44,885 / expenses on track for year

Covenant violation:
-Sawgrass (porta potty within construction in street)

-Lost Canyon & Whistling Straits: trailors being parked in driveways for more than 72hrs at a time

Old Business:

Reminder that board members are required to attend 8 regularly scheduled meetings.

-Chili cookoff went great, well attended, pay all bills associated with this event, less than $1000, approved 1st Steve S 2nd David M

-Cuttler install rocks for golf course crossing awareness

New Business:

-Social events for upcoming year: December TBD, Christmas golf cart decorating contest!

Treasurer Report

-87% of annual dues have been collected, sending out a reminder email to make payments

-with accountant change, # of lots in neighborhood is off, researching discrepancies

-dog waste monthly fee, $80, per month

Covenant violation:
-Bay Hill house (home alone looking house) has a car with flat tires setting in driveway, needs a letter

Old Business:

Reminder that board members are required to attend 8 regularly scheduled meetings.

-Tyler/Bay Hill entrance, redo in the spring, quoted $5556.20 approved 1st Melissa R 2nd JohnMark G

-add a sign at Bay Hill/Lost Canyon, golf course looking signage, make a social media post making people more aware of intersection dangers

Meeting Minutes – September 8, 2025

Time: 5:31–6:11 pm

 

  1. Approval of Minutes
  • Melissa motioned to approve the previous meeting minutes. Motion passed.
  1. Financials / Dues
  • Discussion on collecting dues.
  • Ethan will present the proposed budget at the next meeting.
  • HOA invoices are approaching the 60-day mark: another follow-up will be sent.
  • At 90 days, late fees will begin.
  1. ACC (Architectural Control Committee)
  • New lot approved. Motion by Melissa, passed by majority.
  1. Violations
  • Busted tire at the “Home Alone” house.
  • Dog barking complaints: initially reported as Dennis Moore’s dog, clarified as Parker’s dogs (audible across the golf course).
  1. Maintenance / Improvements
  • Electrical camera repairs on Warwick: estimate $350+ (box keeps melting).
  • Dennis proposed a directional sign for golf carts and cars: estimate ~$1,800.
  • Lost Canyon request:
    • Sign or pillar stating “Centennial” vs. “Land’s End.”
    • Additional cameras for the area.

 

  1. Neighborhood Events
  • Neighborhood Baggo Tournament – proposed Oct. 18th (conflict with AR game noted).
    • Provide boards, scoring (self-policed), and bounce house for kids.
  • Bingo Night at CVCC – attendees bring their own wine/alcohol.
  1. Other Business
  • JM needs to update the drainage issue

-1 home missing annual dues – researching to get it paid

-5500 & 5520 Lost Canyon (yard needs maintenance, grass fungus present)

Annual Meeting 2025 Minutes

CVNA ANNUAL MEETING 2025 Minutes

 

Attendance: 30 neighbors present at meeting

-627pm called meeting to order

-introduction of board members, introduction of new neighbors, board member for election for 2025-26 election

-ballets collected

-projects completed in 2024-25: sprinkler repairs, updated cameras, new landscape company, dog waste boxes

-projects in the future: new camera’s at CVN & Land’s End, need to switch to irrigation instead of sewer – per neighbor

Treasurer Report

-refer to treasurer report attached

-272 homes in neighborhood, $300 + $300yr budget for 1st year in home, $300yr budget after 1st year, 261 homes due collected, board members dues waived for serving

-motion to waive board member annual dues, approved: 1st Alan K, 2nd David M

-REMINDER: change address when mailing in annual dues, new accounting company = reducing accounting fees and getting more, 10 new move-ins this year

-Approved budget & reports: 1st Chris H, 2nd Joey B

ACC:

-lots available = 0

-REMINDER any outside construction (roofing, major landscaping, fencing, painting, etc) has to be approved by ACC

Covenant violation:

–spoke about violations for the year, showed an example of the letter, in 2024-25 neighborhood had 32 total violations 

Old Business:

Reminder that board members are required to attend 8 regular scheduled meetings out of 11. (Jan – Nov)

New Business:

-Neighborhood safety: walk against traffic, add golf cart signs (going east in middle grass area) at Lost Canyon & Bay Hill per neighbor, start charging parents/guardians for golf cart “running around” per neighbor, “it’s the responsibility of the neighborhood to take care of it” per neighbor

-new board member: Brittany Dunaway (filling 3yr term), 26 votes – only 1 person to elect

-asked everyone to look at website and join social media (private page and public page)

-email any issues, concerns, things you notice around the neighborhood

Next meeting: 

-meeting with board after Annual meeting
