Board Minutes – June 2025

CVNA June 9, 2025 Minutes 

Attendance: Missy Quinn, Jeannie Stroth, Melissa Reibe, Jessica Nichols, David McClain, John Mark Guerin, Steve Scherrey

Neighborhood members in attendance: none

-5:33pm called meeting to order

-May minutes approved: 1st David M 2nd Jeannie S

ACC: 

-Reminder that all projects/improvements need to go through the approval process with the ACC (email and/or go through website for contacting ACC)

-4630 Bay Hill (fence) approved 1st Melissa R 2nd Steve S

-Burnt Pine (pergola) will have to look over and review plans, report back next month

Treasurer Report

-New move-in to date = potential over payment of $300 (will report back next month), potential new move-in on Bay Hill but CVNA has not collected new move-in due or yearly dues (will report back next month)

-Bank reconciliation: reconciled correct

-first time to not go into reserves to pay bills

-getting insurance quotes with ALL entrances and sub neighborhoods within CVNA covered 

-Cutler is taken care of everything and doing a great job

Covenant violation:
-Lost Canyon (fence repaired)

-Empty lots on Wingfoot (yard needs maintenance and tree stumps removed)

-4545 Sawgrass (yard needs maintenance, plants have fungus) 

-5135 Burnt Pine (garden on side of yard not in the fence, unappealing from the road)

Old Business:

Reminder that board members are required to attend 8 regularly scheduled meetings.

-Dog trash box on Warwick Hills Ln is broken, quote for new box, needing new bags

New Business:

-Reminder of Golf Cart issues on Facebook page (legal age 16 to drive)

-Projects: cameras, golf cart crossings, speed bumps, CVN logo-signage 

-Annual meeting: Centennial Country Club, Aug 11th at 6pm

-Monday, July 14th at 530pm

CVNA May 12, 2025 Minutes 

April 14, 2025 meeting had no minutes recorded (secretary called in to meeting): no quorum

Attendance: Jeannie Stroth, Melissa Reibe, Jessica Nichols, David McClain, Allison Worthen, Karla Braswell, Deanna Otts, John Mark Guerin, Steve Scherrey (called in on phone)

ACC:

-Ratify votes: John Marks Guerin approved: 1st Jeannie S 2nd Melissa R; Blackwells approved: 1st Melissa R 2nd Karla B

Treasurer Report

-100% annual dues have been collected

-New move-in to date = $3000

-Bank reconciliation: current balance $36,817.82

-balance in the bank will allow for sprinkler & plumbing repairs

Covenant violation:
-Lost Canyon (corner of fence needs repairs)

-Empty lot on Wingfoot (yard needs maintenance of all kinds and for it to be kept up)

-Neighborhood Yard Sale: 13 homes registered on google form to participate
